Village at Hickory Glen Apartment Homes

WHAT IS VILLAGE AT HICKORY GLEN?

Village at Hickory Glen is a community of 15 unfurnished apartments for very low income persons with physical and developmental disabilities.  The Village at Hickory Glen is being provided by a non-profit organization, Village at Hickory Glen Apartment Homes, Inc., under a 2009 national award from the Department of Housing & Urban Development (HUD).  Village at Hickory Glen is designed around the unique concept of individuals with disabilities living independently of management.  The Village consists of fifteen apartment homes; 6-1 bedrooms, 6-2 bedrooms and 3- 3 bedrooms, containing both independent and common area living spaces.

WHO CAN LIVE AT VILLAGE AT HICKORY GLEN?

The HUD 811 Supportive Housing for the Disabled Program requires that these living units be reserved for persons of;  very low income (who earn no more than 50% AMI (Average Median Income) for the local area); who are developmentally disabled according to HUD definitions and guidelines; and over the age of 18.   A single person’s gross adjusted annual income cannot exceed $22,500, a two member family’s gross annual income cannot exceed $25,700, and a three member family cannot exceed $28,900.  Live-in-aides are allowed if they are needed to provide supportive services essential to the care and well-being of the tenant.  Income of a live-in-aide is excluded from annual income.  A parent of a child may qualify as a live-in-aide.

A person with a developmental disability is defined as an individual with a severe, chronic disability that: a)is attributable to a mental or physical impairment or combination of mental and physical impairments; b)is manifested before the individual attains age 18; c)is likely to continue indefinitely; d)results in substantial functional limitations in three or more of the following areas of major life activity: 1)self-care; 2)receptive and expressive language; 3)learning; 4)mobility; 5)self-direction; 6)capacity for independent living; and 7)economic self-sufficiency; and reflects the individual’s need for a combination and sequence of special, interdisciplinary, or generic care services, individualized supports, or other forms of assistance that are of lifelong or extended duration and are individually planned and coordinated.

WHAT SERVICES ARE PROVIDED?

Village at Hickory Glen will not provide any type of health care or therapy services.  All residents must be physically and mentally capable of maintaining an independent life-style.  Village at Hickory Glen is not a nursing home or assisted living facility and will not provide medical care.  Residents are expected to provide for their own medical, health and physical needs themselves, through family members, or social services. Village at Hickory Glen will not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin.

WHAT IS THE COST TO LIVE AT VILLAGE AT HICKORY GLEN?

Residents pay 30% of their gross adjusted income, after medical deductions, for rent.  Medical deductions include: Medical insurance premiums, doctor bills, medical equipment bills, prescriptions taken on a regular basis.  Residents will be responsible for their electricity, phone, and if they choose, cable, internet and security system.  The management will pay the water bill.

WHAT AMENITIES ARE PROVIDED AT VILLAGE AT HICKORY GLEN?

Village at Hickory Glen has been designed to provide for a life style independent of management staff for persons with disabilities.  Each resident or family has a self-sufficient one, two or three bedroom unfurnished apartment with a small kitchen, appliances, living area, bedroom with ceiling fan and large walk through bathroom.  Three bedroom apartments have their own washer and dryer hookups. There is a clubhouse with a kitchen, laundry facility with two washers and two dryers, manager’s office, common space with a TV and an outdoor patio.

WHAT SERVICES ARE LOCATED IN THE VICINITY?

Village at Hickory Glen is located within a few miles of Kingwood Medical Center and numerous private doctors and clinics.  It is ideally situated within easy walking distance to local shops, restaurants, drugstores and groceries.
